My last few blog posts have been a little long-winded, so I thought it was time for a helpful (and hopefully shorter) guide post.
Hiring the right real estate agent to sell your home isn’t just about finding someone to put a sign in your yard. It’s about hiring a data analyst, a marketing executive, and a master negotiator to protect your equity.
When you interview agents to sell your home, skip the small talk and use these 11 precise questions to find the absolute best professional for the job. You're hiring someone and paying them well - they need to be more than qualified.
1. How did you arrive at your suggested listing price?
Why it matters: Anyone can pull up a generic spreadsheet of neighborhood sales.
The right answer: You want to see a deep-dive Comparative Market Analysis (CMA) that accounts for micro-market trends, active competition, and specific upgrades to your home. A great agent prices your home like an appraiser would - with logic, data, and strategy, not guesswork - and certainly not "hopes and dreams."
2. How do you plan to market my home?
Why it matters: Putting a home on the MLS and praying it sells is not a marketing plan. Yet - that's what the average agent will do.
The right answer: Look for an agent with an active, aggressive, multi-channel strategy. This should include professional lifestyle photography, targeted social media campaigns, and high-quality print materials designed to capture the right audience. They should be able to SHOW YOU (not just tell you) their marketing plan. If they can't - it's because they don't have one.
3. What are your statistics? (List-to-sale ratio and days on market)
Why it matters: Numbers don't lie. An agent's personal stats tell you if they actually deliver on their promises.
The right answer: A top-tier agent will know their average days on market (DOM) and their list-to-sale price ratio off the top of their head, and those numbers should consistently beat the local MLS average. This is also a good indication of whether or not the agent runs a successful business, or is simply a practitioner.
4. How many homes did you sell last year?
Why it matters: Market conditions change rapidly. You need someone who is actively in the trenches negotiating every single week, not someone who treats real estate as a part-time hobby.
The right answer: You are looking for a track record of consistent, recent volume. Active agents have their fingers on the pulse of current buyer psychology, and this psychology is crucial to finding a buyer that will close!
5. How long have you been a Realtor?
Why it matters: Experience matters, but track record matters more.
The right answer: Longevity is great, but a dynamic agent who has navigated different types of markets (both shifting markets and booming markets) will have the problem-solving skills required to keep your deal together when things get complicated. By the way, I'd love to hear your answer: which is the more experienced agent - the agent selling 30 homes a year for 4 years, or the agent selling 4 homes a year for 30 years?
6. Do you work by yourself or with a team?
Why it matters: You need to know exactly who will be answering your late-night texts, hosting your open houses, and managing your paperwork.
The right answer: There is no wrong structure, but there must be absolute clarity. A great agent will clearly explain their business model so you always feel prioritized and never handed off to an assistant without warning.
7. Who do you think the buyer for my home will be?
Why it matters: If an agent doesn't know who the target buyer is, they can't market to them effectively.
The right answer: They should immediately identify the ideal demographic: whether it’s a first-time buying millennial couple, a relocating executive, or a downsizing empty-nester - and explain how they will tailor the home's staging and marketing to appeal directly to them.
8. Can you provide a list of references?
Why it matters: Past performance is the best indicator of future behavior.
The right answer: A reputable agent will gladly hand over contact info or a library of verified reviews from recent clients who can vouch for their communication, ethics, and results. Remember, this is a job interview!
9. What is the biggest objection you’ll need to overcome selling my home?
Why it matters: You don't want a "yes-man." You want an agent who is honest enough to tell you the truth about your property’s weaknesses so you can address them proactively.
The right answer: They should objectively point out hurdles (e.g., a busy street, an older roof, an unconventional layout) and immediately pair it with a strategic solution to overcome it.
10. What kind of digital footprint will you create for my listing?
Why it matters: This one is so important. Over 95% of buyers find their home online first. If your home doesn't look spectacular on a smartphone, it won't get foot traffic.
The right answer: Expect a comprehensive digital strategy that includes premium placement on major search portals, dedicated single-property websites, and targeted digital ads to reach out-of-town buyers. If all they have to offer is a post on Facebook, Instagram, Tik Tok, etc., my professional opinion is that this approach is not enough!
11. What kind of systems do you have in place for my transaction?
Why it matters: I like to say that sometimes, getting an offer/contract on your home is the "easy part." The period between "under contract" and "closed" involves dozens of strict legal deadlines. A missed date can cost you thousands of dollars. A mishandled contingency or clause can be catastrophic.
The right answer: Look for an agent who utilizes streamlined transaction management systems, automated client portals, and clear weekly communication schedules to ensure nothing ever falls through the cracks.

When you interview an agent, pay attention to their preparation. A true professional won't be defensive when you ask these questions - they will be thrilled to answer them because their systems, stats, and strategies speak for themselves.
